Terms & Conditions

1. Scope

These T&Cs apply to all accommodation contracts concluded via oh-key.de, my.oh-key.de or our distribution partners between UnicHomes GmbH (hereinafter "Operator") and the guest or booker.

2. Contract conclusion

The accommodation contract is concluded when the Operator accepts the booking request. Acceptance takes the form of an electronic booking confirmation sent to the email address provided by the guest.

3. Services

The Operator makes the booked apartment available for the agreed period. The price includes: bed linen, towels, WiFi, self-check-in. Optional add-ons (cleaning, early check-in, late check-out) are bookable separately.

4. Prices and payment

The prices shown on my.oh-key.de at the time of booking apply, including all taxes and levies (plus local city tax where applicable). Payment is at the guest's choice by credit card or via the payment methods offered in the IBE, at the latest on arrival.

5. Cancellation

Cancellation terms depend on the chosen rate and are shown before checkout. By default, free cancellation is possible up to and including the day of arrival ("Flexible" rate). In case of no-show without prior cancellation, the full stay price is due. Under "Non Refundable" (prepaid) cancellation is not possible; the stay price is due in full immediately.

6. Check-in and check-out

Check-in from 3 PM, check-out by 11 AM. Self-check-in via a digital key code, sent automatically to the guest on the day of arrival. Early check-in and late check-out are possible on request, subject to availability and a surcharge.

7. Guest's duties

The guest agrees to treat the apartment with care and to observe the house rules. Damages must be reported without delay. Smoking is prohibited throughout the apartment; violations incur a flat cleaning fee of €250.

8. Liability

The Operator is liable for damages under the statutory provisions. In cases of slight negligence liability is limited to damages from the breach of essential contractual obligations. For valuables we recommend using the safe provided (where available) or depositing them at the front desk.

9. Final provisions

German law applies, excluding the UN Sales Convention. Place of jurisdiction is Fulda, provided the guest is a merchant, a legal entity under public law, or a special fund under public law. Should individual provisions of these T&Cs be invalid, the validity of the remaining provisions remains unaffected.
